The Financial Controller will oversee property‑level and consolidated financial reporting, supervise a small accounting team, maintain U.S. GAAP compliance, and strengthen internal controls. The ideal candidate is detail‑oriented, process‑driven, capable of delegating effectively, and able to work independently while managing multiple deadlines.

Key Responsibilities

  • Prepare consolidated financial statements, variance analyses, and management reports.
  • Ensure compliance with U.S. GAAP and relevant regulatory standards.
  • Review income statements, balance sheets, and cash flow statements at the property level.

Audit and Compliance

  • Coordinate audit preparation, review workpapers, and engage with external auditors.
  • Maintain compliance with loan covenants, tax filings, and entity‑level regulatory requirements.

Cash Flow and Budget Management

  • Oversee cash flow forecasting, bank reconciliations, and capital call processes.
  • Manage owner distributions, security deposits, and loan draw schedules.
  • Support annual budgeting and provide ongoing budget‑to‑actual variance monitoring.

Process Improvement and Accounting Systems

  • Strengthen accounting policies and internal controls across the department.
  • Ensure consistency in reconciliations, journal entries, and financial reporting practices.

Cost Accounting and Expense Control

  • Apply cost allocation and overhead absorption methodologies.
  • Analyze unit economics, ROI drivers, and opportunities for margin improvement.

Financial Modeling and Forecasting

  • Develop multi‑scenario financial models and rolling forecasts.
  • Perform sensitivity, scenario, and stress testing to support strategic decision‑making.

Team Leadership and Supervision

  • Supervise offshore accounting staff and review their deliverables for accuracy and timeliness.
  • Provide training, support, and process documentation to enhance performance and consistency.

Qualifications

  • Bachelors degree in Accounting, Finance, or a related field (CPA/CMA preferred).
  • 5–8 years of progressive accounting experience; at least 3 years in a Controller or Senior Accountant role.
  • Strong understanding of U.S. GAAP and real estate or multifamily accounting.
  • Experience with property management systems such as Entrata, Yardi, or ResMan.
  • High proficiency in Excel, including pivot tables, lookups, and variance analysis.
  • Excellent written and verbal communication skills, particularly in remote work settings.
  • Strong leadership skills with an emphasis on accuracy, consistency, and process discipline.

Candidate Profile

The successful candidate will demonstrate:

  • Strong management accounting, budgeting, and forecasting skills.
  • High accuracy, attention to detail, and strong analytical capabilities.
  • The ability to delegate effectively while maintaining oversight of deliverables.
  • A proactive, self‑directed, and solutions‑oriented work style.
  • The ability to oversee AR/AP, reconciliations, and full‑cycle accounting.
  • A dependable, professional, and disciplined approach to workload and deadlines.
